Zagrebačka je tradicija da se viši objekti odmiču od regulacijske linije i da se ispred njih formiraju javne površine – trgovi, parkovi, ulice s drvoredima, prošireni pločnici sa i bez visokog zelenila: Sve ostalo je pomanjkanje ljubavi prema javnom prostoru prema Zagrebu i etici građenja.

Nova stambena susjedstva grade se bez da imaju svoj trg, igralište i park kao i spoj na gradsku prometnicu odnosno prometnu mrežu koji odgovara konačnom broju korisnika tog prostora. Bivša radnička naselja bez obzira na imanentnu klasnu segregaciju većinom građena po principima zdravog grada postaju nedostižni ideal današnjim urbanim devloperima.
Još uvijek nas uvjeravaju da je stanogradnja strategic leverage za sve boljetice grada.
Uvažavanje lokalnih vrijednosti i sposobnosti uz poštovanje makro ekonomskih datosti konkretizira se kroz serije specijalističkih tematskih studija, automobilski promet razmatran izolirano bez ideje u kakvom gradu želimo živjeti i kojim se to izražajnim sredstvima postiže pomanjkanje je strateškog pristupa.
